Arlington Village HISTORY
Arlington Village Townhouse Condominium is a townhouse community consisting of 595 all-brick homes constructed between 1939 and 1941, built on approximately 42 acres of rolling topography in south Arlington. Being one of the first developments built using FHA funds, it was operated as a rental community until the Holladay Corporation began converting the units into condominiums in the 1980’s. Arlington Village TODAY
Today, Arlington Village Townhouse Condominiums are well-managed by the Unit Owners Association and its Board of Directors. Each townhouse is individually owned; although some people have considered Arlington Village such a good investment that they have bought additional townhouses as investment property. Despite this, the majority of Arlington Village townhouses are owner occupied. Many individuals who come to the Village as tenants, buy the unit they rent or find another one to call their own. Arlington Village TOWNHOUSES
The Arlington Village townhouses are solidly built. There are 7 basic floor plans consisting of one, two and three bedroom homes. With only one exception, all townhouses are 2 levels. All came with oak parquet floors on the main level and oak slat flooring on the upper level. If you find one with carpeting or a floating floor, the antique floors are likely to be underneath. The one and two bedroom models have one bathroom on the upper level, whereas the three bedroom homes have a half bath off the master bedroom. Each home has a deck, patio, porch or stoop out back in the limited common element.
Despite the fact that there are only seven different models, each townhouse is unique in itself. Built when the carpenters made the ultimate decisions, door, window and closet placements/configurations differ. There are also some unique units in Arlington Village. One unit has three levels because it was converted by a relative of the developer and was allowed to use the basement space. One large 2BR has a half bath off the master bedroom and one 2BR has no dining room, being configured like a 1 bedroom. All homes are special.
Over the years, owners have made changes and improvements to most units. It is unusual to find a home that still has the original black and white tile bathroom set in concrete, for instance. Two units have grandfathered wood burning fireplaces and several have added gas fireplaces. One two bedroom home has a half bath added on the main level. Many have had kitchen renovations, both minor and major. Adding closets in unique ways is also popular in Arlington Village.

The Arlington Village ASSOCIATION
The Arlington Village Board of Directors, consisting of 9 elected owners, is the controlling body of the association. Meeting monthly and using the Bylaws and Virginia Condominium law as a guide, they make decisions about the rules, grounds, buildings and all aspects of the community. Each owner has a proportional vote in major decisions. The Arlington Village Association meets once a year in November for their Annual Meeting. This is when Directors for the Board are elected.
During the year, the Board of Directors is assisted in the management of the Village by 6 standing committees made up of volunteer residents. The current standing committees are Assets, Communications, Covenants, Environmental Resources, Grounds, and Security, on which owners are encouraged to serve. The committees make suggestions and advise the Board on all aspects of running the Village. Link to committees

Arlington Village MANAGEMENT & STAFF
Managing a 42 acre property with 595 individual units is a big job. The on-site management staff and maintenance crew assist with upkeep of the common element. Working weekdays from 7:30 AM to 4:00 PM, and on call 24/7 for emergency and lockout service, the staff of 9 is a group of loyal employees who keep Arlington Village running smoothly and manage the contractors hired to work on maintenance and projects in the Village. Additionally, there is a separate company hired to collect condominium fees and one to manage the considerable amount of money invested in the Village’s reserve funds. Arlington Village SERVICES
Arlington Village condo fees provide owners a wealth of services.
- In-unit maintenance can be requested by an owner for a charge of $50.00 per hour. With this service, an owner can have a knowledgeable staff member enter their home and perform services like fix leaky faucets, repair or unstop a commode and other light maintenance which could cost much more if hired from the outside.
- Lockout service is provided 24/7 for a fee. The Association securely stores a key to each unit. During regular business hours, one can just go to the Village office (link to contact Village office here) and sign out your key. After hours, a staff member must be called and there is a wait time.
- Pest control is provided through condominium fees at no extra charge. Service can be scheduled any Tuesday or Thursday by contacting Arlington Village office. It’s a rarely needed service, but one nice to know exists.

Jan Kennemer’s Arlington Village Connection
Jan Kennemer holds Arlington Village close to her heart. Having been born to parents who were tenants in the Village, she has lived in the Village for more than 25 years. She bought her first Arlington Village home in 1981 during the early stages of its conversion to Arlington Village Townhouse Condominium. Jan has served on the Board of Directors for many years. At some time or other, Jan has served on each of the standing committees and has participated in or run most of the Ad Hoc committees that have formed over the years. Jan Kennemer is a proud owner in Arlington Village and encourages others to join in the rewards of ownership through her work in real estate.
